Separate masonry condition, flashing, roof covering, and interior evidence

A chimney leak question often crosses trade boundaries. Identify which party opens, repairs, tests, and restores each component.

Map evidence on four sides

Label upslope, downslope, and side conditions, roof face, interior room, attic area, rain direction, snow or ice, and visible masonry or metal changes. Stay on the ground or in safe interior space; loose masonry and roof edges create falling hazards.

Ask each trade for its boundary

The roofer may address step, counter, apron, saddle or cricket, covering, and underlayment. A mason may address joints, crown, units, or embedded flashing. Interior and structural conditions can require other parties. Get written handoffs instead of one trade casually promising the other.

Plan the water-shedding sequence

Request drawings or labeled photos showing how roof layers and flashing connect to masonry, where water exits, how movement and compatible metals are handled, and what sealant does. If an opening is needed, state restoration and weather protection.

Check designation before visible change

For a locally designated property, Madison requires approval for exterior alterations. Verify the actual status and project-review path before changing visible chimney or flashing details. Retain the approval, material sample, permits, concealed photos, and test record.

Call about the roof

Have the address, safe ground or interior observations, event timing, access contact, and any roof or permit record nearby. The call may connect you with an independent provider. Confirm who answered, Madison coverage, service fit, credentials, insurance, availability, price, permit responsibility, and contract terms.
