Bid the same roof boundary
Give each bidder the same roof zones, known symptoms, desired outcome, access, and requested alternates. Ask for measured quantity, removal, deck allowance, layers, products, flashings, ventilation, gutters, protection, disposal, permits, inspections, cleanup, and exclusions. A low total cannot be compared until those items align.
Identify people and documents
The contract should match the legal company, salesperson, responsible qualifier when applicable, insurer information required by the property, permit applicant, subcontractors, and warranty source. Verify credentials and insurance through the proper channels instead of accepting logos.
Understand money and changes
Review total price, deposits, progress and final payments, financing if separately offered, start and completion terms, weather delays, concealed-condition authorization, substitutions, cancellation rights, completion certification, and lien-waiver process using current DATCP guidance and legal advice when needed. Never sign a blank or incomplete document.
Close against the contract
Compare installed work, approved changes, product records, permits, inspections, cleanup, warranties, punch list, final invoice, and lien documents before signing completion. Record legitimate unresolved items and their responsible party. A final payment should not erase the project history.
Call about the roof
Have the address, safe ground or interior observations, event timing, access contact, and any roof or permit record nearby. The call may connect you with an independent provider. Confirm who answered, Madison coverage, service fit, credentials, insurance, availability, price, permit responsibility, and contract terms.
