Preserve the whole room
Photograph the mark, ceiling and wall intersections, nearby lights, vents, pipes, windows, and room orientation. Record size with a safe reference, discovery date, dryness or active dripping, and any change. Stay away from sagging or wet energized areas and do not poke a ceiling to release water.
Log the trigger
Note rain, wind direction, thaw, snow, temperature, shower or plumbing use, equipment cycles, occupancy, and prior repairs. Include periods when the expected trigger occurred without a change. Negative observations can help narrow the search and should not be omitted because they are less dramatic.
Connect to the roof map
Give the provider room dimensions or plans, floor and ceiling type, roof faces above, nearby penetrations, and access to relevant attic or adjacent rooms when safe. The inspection should explain which roof or non-roof path is being tested and what remains uncertain.
Separate repair from finish recovery
A roofing repair, moisture assessment, drying, environmental evaluation, insulation work, electrical work, and repainting are different tasks. Record the responsible party and completion evidence for each. A freshly painted ceiling should not conceal an unresolved source or be treated as proof that the cavity dried.
Call about the roof
Have the address, safe ground or interior observations, event timing, access contact, and any roof or permit record nearby. The call may connect you with an independent provider. Confirm who answered, Madison coverage, service fit, credentials, insurance, availability, price, permit responsibility, and contract terms.
