Make concealed deck replacement an evidence-based change

The condition and type of deck may become clear only during legitimate access or tear-off. Agree on documentation and authorization before the covering is removed.

Record what is actually known

Prior photos, plans, attic views from safe access, repair openings, and product records may identify decking type, thickness, spacing, supports, or past patches. Do not walk or probe a roof to test it. A sagging appearance or stain requires qualified evaluation and may involve structural questions outside routine roofing.

Define the discovery rule

The contract should state how damaged or unsuitable deck is photographed, measured, priced, and approved, plus the temporary protection if a decision is delayed. Ask what finding requires structural review rather than simple sheet replacement. Unknown deck quantity should not become an unlimited allowance.

Match the roof assembly

The contractor should explain how the selected covering, attachment, underlayment, support, ventilation or insulation, and applicable requirements relate to the deck. Replacing a panel does not automatically correct framing, moisture, or movement that affected it. Name separate responsibilities where needed.

Preserve pre-cover proof

Save labeled photographs, measured replaced area, material specification, support or structural findings, fastener details when supplied, approved change, and the condition before underlayment or roofing covers the deck. The final invoice should reconcile the authorized quantity.

Call about the roof

Have the address, safe ground or interior observations, event timing, access contact, and any roof or permit record nearby. The call may connect you with an independent provider. Confirm who answered, Madison coverage, service fit, credentials, insurance, availability, price, permit responsibility, and contract terms.
