Build an event sheet
Record discovery time, weather, affected room or exterior face, spread, sound, odor, debris, prior patch, and changes during later conditions. Label photographs by date and location. Do not recreate water entry or disturb damaged finishes merely to make the evidence clearer.
Arrange access and protection
Identify authorized attic or interior access, keys, tenants, parking, gates, pets, landscaping, neighboring property, power lines, work hours, and the person who can approve a changed scope. Leave roof, ladder, ice, and edge access to the provider.
Gather the roof file
Provide prior contracts, permits, product or warranty records, repair invoices, storm notices, insurance correspondence when relevant, plans, and any safe pre-closure photographs. Mark missing facts instead of guessing installation dates or materials.
Prepare comparison questions
Ask what was observed, which area was reached, what was not visible, what test or opening is proposed, how weather protection works, what the price includes, and what finding changes the scope. Request a written report tied to labeled photos.
Call about the roof
Have the address, safe ground or interior observations, event timing, access contact, and any roof or permit record nearby. The call may connect you with an independent provider. Confirm who answered, Madison coverage, service fit, credentials, insurance, availability, price, permit responsibility, and contract terms.
