Treat the curb, opening, flashing, roof layers, and interior finish as one junction

A leak near a skylight or pipe does not prove the unit or seal is the only source. Map exterior and interior evidence together.

Identify the unit and opening

Gather manufacturer, model, size, curb or deck-mounted configuration, glazing information, age only if documented, and prior work. Photograph interior frame, shaft, staining, condensation, and surrounding finish. Let the contractor document roof-side flashing and material.

Separate water and condensation paths

Record weather direction, snow or ice, indoor humidity, shade, temperature, and when moisture appears on glazing, frame, shaft, or ceiling. Roof entry, surface condensation, air leakage, and flashing defects can coexist. Ask which evidence supports each proposed correction.

Define all connected work

The scope should state unit removal or retention, curb, deck, underlayment, flashing kit or fabricated metal, roof covering, sealants, interior shaft, insulation, air sealing, electrical shade or sensor work, and finish restoration. Name each responsible trade.

Preserve installation details

Keep product data, opening and deck photos, underlayment and flashing sequence, fasteners, settings, test, permit or historic approval when applicable, warranty, and interior follow-up. A final exterior photo cannot show the concealed curb and layer integration.

Call about the roof

Have the address, safe ground or interior observations, event timing, access contact, and any roof or permit record nearby. The call may connect you with an independent provider. Confirm who answered, Madison coverage, service fit, credentials, insurance, availability, price, permit responsibility, and contract terms.
